Title deed fees

Buyer's and seller's title deed fee and land registry service charge by sale price.

How is the deed fee calculated?

On sale, each party pays 2% of the declared price; the total burden is 4%. The declared price may not be below the property tax value. Parties may agree that the buyer pays all, without changing liability towards the tax office.

The land registry also charges a service fee: the annual base amount times the district coefficient.

FAQ

What if a lower price is declared?

The missing fee is assessed later with a tax loss penalty; the buyer may also face higher capital gains tax on resale.
